Welcome to the "The Tenants"-guide!
Since the devs still work on this game and bring patches/DLCs, i will keep this guide updated incase something changes or gets added.

*Star marked words are described in detail on the very bottom. With screenshots, gifs and more.

• 90 - 100h (time I needed)
  
• Without savefile copies, you need to play it 4 times
  
• 1 achievement is bound to irl times (Winter, Easter, Halloween) See "Be aware!"!
  
• no missable achievements (*Savefile copies needed)

The *savefile copies have to be created BEFORE you encounter the last quest called "Back to Retirement". Best case is to create the copy, right when you took the quest (saver), or right before you are done with it.

The developers won't patch in the Holiday Events, therefore the achievement is not achievable anymore. (Status: January 2024)

The following achievements can't be missed, since you get them automatically while playing the main story. Because of that, i did not add further explanation on how to get them.

There are different kind of jobs, which are all important for the achievements.

*Different kind of jobs:

• Renovation
  
• Elite-Renovation
  
• Puzzle-Renovation
  
• Babysitter
  
• Open House
  
• Restorations

Since you can have a max of 3 active jobs at a time, you should think about what jobs to take. To not sit on a missing 50 jobs of a certain kind, make sure to always have 1x renovation, 1x babysitter and 1 Open House job at a time. (In case an elite job comes up, try to finish one of your active jobs, or cancel one to take the elite one.)


Renovator
Complete 10 renovator jobs

Your completed jobs will get a review. The following achievements are based on these reviews. You get a 5 star review by completing the job in time, accurate and by following the "important/not imporant" conditions.

The Following achievements should not be any problem, since it should be impossible to finish the story without hitting those requierements.

Many achievements are connected to Tenants, contracts and buying houses/apartments. All of them should be done easily if you are in the needed district, and sell some apartments here and there, to buy new ones.

House 2 tenants in a single apartment.

House 3 tenants in a single apartment.


Rental Bonanza
House 5 tenants in a single apartment.

Sign in an alcoholic tenant.
Found just in the Slums.

Since you can only have a max of around 20 apartments at once, you need to sell some of them and buy new ones a few times along the way.

Terminate a rental agreement.

Buy the Slums Mansion.


The Suburban Dream
Buy the first standalone house.


Kids Next Door
Buy the Tree House.
Can be found in the Suburbs

I’m On A Boat
Buy the Boathouse.
Can be found in the Slums

Here you will find quiet specific and random event achievements, which could be easily missed while casually playing the game.


following achievements are earned by random events. Some of them have conditions to even be able to pop up. In case they do, i will mention it.

I am the One who Knocks [*Event]
Take a Bribe from a Drug Manufacturing Tenant.


According to the devs this can happen with any tenant (who hasn't the trait "diligent") but the apartment has to have a big table in it.
You will get a message, telling you your tenant got accused of a crime, if you take the bribe instead of calling the police, you get this achievement.

Petty Bickering [*Event]
Intervene in a Roommate Dispute


This appeared easier for me after having tenants that have the trait "Disagreeable". If the event pops up, choose "talk to the tenant".

TGIF [*Event]
Survive through a House Party.


How Sweet [*Event]
Advise a Tenant to watch the Kraken Twins Documentary during their Big Date Night


Better Safe than Sorry [*Event]
Install Additional Security after a Burglary.


Event after burglary happened. Choose to set up an alarmsystem when the tenant asks you to (and install it).

The Aftershock [*Event]
Survive Through an Earthquake.


Can't be missed, earthquakes happen alot in the game.

Kill it with Gas [*Event]
Solve the cockroach invasion by sending Uncle Steve


Rat Race [*Event]
Solve the Rat Plague by sending Uncle Steve


Gardner [*Event]
Complete a job that Features Designing a Garden Room
Can be done in Manhatten


Bookworm [*Event]
Complete the Library Renovation Job


After 90h of playtime, i still did not get this job. Shortly after I sold the apartment on "Oral Lake 986/1" (Sububrs) to make this lot free for events, it popped up quite soon. I'm pretty sure this job is bound to this specific apartment, cuz I saw this job taking place in a Let'sPlay on this adress as well.

Kitchen Hell [*Event]
Complete the Restaurant Job
Should be done in the slums.

If you got all the collection items above, you will get this achievement on top.

Besides the collection items above, there are also items that do re spawn after a while. By picking them up you earn different kind of stuff like money or furniture. Connected to those are the following 2 achievements.

Finders Keepers
Pick up 10 Re-spawning Pick Ups.

Pick up 100 Re-spawning Pick Ups.

These achievements are taking place in offices and therefor can only be earned in Manhatten while you own at least one office.

Business Aid
Rent a property to a local company.


Silicon Valley
Rent a property to a company of at least 15 employees.


Sprinkle Sprinkle Little Star [*event]
Successfully resolve a sprinkler malfunction issue.


Sherlock Homes [*event]
Solve a case of a missing yogurt.

And now some other achievements which do not fit any other category.

Well, Scratch that
Use the Reset Feature During a Renovation Job


The button is found in the "Finalize" menu while renovating.

Senpai
Buy the Anime Life-Size Figure








Treasure Hunter
Add a Unique Item to Storage


Just put all the expensive stuff you see in your storage, sooner or later it will be a unique item. (example: the grand piano in the slums manor)

Botanist
Buy more than 15 plants in a single apartment.
To save money and time, just have this in mind and place the (cheap/small) plants after you finished a job and still have money left.

Decorator
Use more than 15 different decorations in a single apartment.
To save money and time, just have this in mind and place the (cheap/small) decorations after you finished a job and still have money left.

The following part is about endgame stuff. You can partially ignore this, if you dont mind playing the game 4 times.


No Retirement For You
Select Onkel Steve as your main worker at the end of the game.


Paris Glamour
Select Ellie as your main worker at the end of the game.


Go Team!
Select Jack as your main worker at the end of the game.


Old Friendship
Select Trevor as your main worker at the end of the game.

After the first run, you should get this achievement:
Full Feature
Finish the game.


Before you can lean back now, there are 3 events you have to addent. Those take place on real life events: Easter, Halloween and Winter. You actually have to wait for the developers to patch the game for these times of the year.
Community Champion
Complete 3 *Community-event-jobs.


Edit on January 2024:
This achievement is not achievable anymore due to the developers not patching in those events anymore!


In case you did not miss those events over the year, you can call yourself Achievement Hunter!

Unlock all achievements

In order to skip playing through the whole game 4 times, make a copy of your savefile before the last quest is done. Copy it and rename the files as needed to be able to make a different choice each savefile.

How do I do that?

In this case, you have to save and copy right when you take the quest called "Back to Retirement"


Jobs are from different kinds, to quickly find out what is what, keep an eye out on these symbols:



The game has many achievements, that are connected to random events.
What does that mean?

• If I marked an achievement with [event] in this guide, you can't trigger this event by yourself. You just have to wait for them to pop up.
  
• Read the event achievements carefully, if I do know the conditions for them to pop, I will write them down.
  
• If you don't get a specific event, I can't help. Just wait a bit longer or ask for help in case of a bug. You can do so in the Developers Discord[discord.com].
