1: the navmesh is a bit buggy
i tried the map spawner from lethal necrotics mod and most zombies spawned in stuck areas like inside stairs or couldnt get up to a area i was in
2: the sewer is a buggy place when i went in there were places where i could see the skybox and sometimes i get stuck on a invisible wall wich ruined immersion

hopefully the map will get to a state where it is completely fixed with no bugs and very good for zombie survival
About the sewers, as you can see in the description, they were in test to add it, but not done in any case obviously. There is many things missing in sewers and AI is not supported in this area for now.
For the navmesh, no level has taken more time to create it, they has been modified, fixed and optimized many times with beta testing since past years. Bots really act like humans has the meshes are almost fully manually recreated or modified to ensure a perfect control on AI, but remember that it is for Counter-Strike Source. If some NPCs (also like you the player in attic for example) are stuck in some places, that's because Garry's Mod use differents hitboxes which are bigger than Counter-Strike Source. We are also terribly sorry to see that behavior, but we cannot change basic engine settings otherwise that using differents characters.
