There are not supposed to be 96 workers, it's actually only 15. But I agree that level 3 seems high, when I made the asset I was kinda selfish and needed for my current city more level3 industry sooo.. :D
But I will keep that in mind for next assets!

If anyones curious, you can get the RICO mod here. It will convert this asset into an industrial building that will function just like the industrial growables.
The parking lot is not part of the asset, the warehouse goes actually to the border of the lot!

This asset is basically only for decoration! It has a couple of workers but it does not function as a growable factory or anything like that.

I don't plan on making such a version, no. But like I said you can load this asset up in the editor and change some stuff yourself, e.g. the ground and trees and stuff!
I'm not sure what you mean by dirt?
But for props and trees you could edit the asset yourself in the editor!

Ive also added a pollution toggle if you want to disable that. In the xml, just add the field "enable-pollution", with a value of "false".
It said ingame construction cost is 0 although I set it to 20000..? Not so sure about that
I will definitely look into the rico mod!
