It keeps saying the space is occupied even though I am trying to place it roadside.
Weirdly on slight/bumpy inclines it can be placed!
@blend You only need MTSE.
the footprint would be 10x5 and so there wasn't even a need for sub building enabler mod.

The only other alternative that comes to mind if that doesn't work is to reduce the LODs to a single layer and mess around with spec values until I get a result that doesn't look disgusting during the day.

Therefore I will be removing the mod from the required items list (but I still strongly recommend you guys use it, it's not only realistic but extremely practical). I'm posting this here in hopes that everyone who's already subbed will eventually read this as it's very useful information for you guys (especially those that want to modify values for the asset in the editor).
