It means it will grow in zoneable areas... like commercial, residential or industry. This one grows in commercial.

That is something to ask a modder. I'm not sure there's a current solution for that. Glad you like my assets though. :)

your mods are amazing. tyvm. one thing i am wondering about: is there a way to limit the spawning of custom buildings? like say 1 building per x buildings or something?
gotta be a way to do this, so we dont get 5 car wash or 10 pizza huts rubbing each other.
