to generate a navmesh for maps, input in the console "nav_generate" and then wait a few seconds or minutes. Once it has generated, don't forget to save it by inputting "nav_save" and restarting the game so it properly saves. From there, you should now have a navmesh for your nextbots. As for nodes for AI, there are. I've even tested. The description even says so.

@scug nodes are for normal half life npcs and other npcs like that, navmeshes are for nextbots and stuff.

Nodes and navmeshes are not the same thing,
Nodes are for AI navigation (for example Combine using cover)
A navmesh is for nextbots.

Also there is an unclimbable ladder that leads to another area, maybe you could make the ladder look destroyed to signify that it cannot be climbed?
