I may have the answer for the "symptoms" you describe, though. Because of Unity Engine, you have to quit completely to desktop any time you load something up (new game, load game, load map, etc). Never quit to main menu. Why? Unity *reloads* all the items into RAM again. Example: You start a new game and 16 GB RAM are used. You then quit to main menu and reload (or start a new game). Unity will double load, meaning it will use 32 GB RAM when it should only be using 16.
So, always quit completely to desktop. See if this fixes your situation
As you mentioned, maps that have custom trees, rocks, decorations (under the "asset" category) won't cause any problems ever, either, even if they're missing.
Where you can run into trouble with maps is if there are mod-dependent networks (roads, rail) like CSUR, Network Extensions and such. While these are really cool creations, update times cause a lot of headaches, so that's why I don't use any of them in my maps.
Hope that helps you find the right map and avoid some headaches! :)
Though I suppose if the map has assets pre-placed THOSE might not work but that's not usually a huge issue.
On it I was finally able to reach Megalopolis
However, I do recognize that issue. Annoying, right? I've run into it before, watching cars fly through buildings, even.
I hope that's the one that's causing your problem and that it fixes it for you!
In all honesty, I barely use trains at all in this game except as external-only connections. It gets really messy if you aren't aware of how it all works, so I use airports and cruise ship harbors instead. :D
