this is my fav mall in huntington beach - so many good times here; I need it.
sorry if I'm misunderstanding your description - what does the building function as without RICO? Just a unique building kind of like the vanilla 'Posh Mall' type thing - just generates some noise and entertainment? (I really like RICO but am just going through a mod pruning phase)

Yes, but you said "it would generate too much commercial traffic". With my advice, you can define a small trading area for each commerce in your asset and set every parameter for each commerce.

Just a little tip for those who want this asset to be a commercial zone : Use "anarchy mod" and "move it" mod. Place a vanilla commerce 1x1 under the asset (you can also rename it with "Customize It!" mod) et voila!
