It's a corner building, so it'll despawn if you dont plop it on a corner, unless you have a mod like plop the growables or something like anarchy.

I like this buiding but cant place it in my town somehow - it deletes after being placed on every zone even hihg residential (used Building Themes as it is not visible in RICO)

Oh I like where you're going with this. If you pull off a Book Tower or Guardian Building, or hell The Fisher Building I'd be your biggest fan.
