Here is a version without rail, highway, trees, or sand (I don't like the look of bare sand in this game):

This map is custom made by me. I like playing on Islands, so I figured I would create some. It has plenty of boat lanes, airplane lanes, and resources (for the size of the land). It has 7% buildable land. I would definitely suggest using a mod to enable all 25 tiles, or editing it yourself to add some land if you want more land.
