The Mercedes-Benz Arena (formerly O2 World) is an omni-sports venue located in the Berlin district of Friedrichshain (Bezirk de Friedrichshain-Kreuzberg).
It is mainly used for ice hockey, basketball, concerts and other events.

我发现只要我在资产里选择它，从高空看任何存档的房子都是黑的，拉近观察就变好了，重新建的住宅也还是黑的，不使用它就不会出现这个问题，有可能是我电脑的问题，也可能是我显示设置的问题，应该只有我会出现这个问题
I found that as long as I choose it from the assets, any archived house will be black from high altitude, and it will be better if I look closer. The rebuilt house will also be black. @1926915398: This Unique building is level 6, residential and commercial around it need to dispose all facilities (schools, hospitals, bus, train...) otherwise they are abandoned.
If the building "stay black", try to place it when the game is not on "pause"

Just remembered that there is a way to do unique buildings with events without campus dlc. It's not stadium mechanics but still https://psteamcommunity.yuanyoumao.com/sharedfiles/filedetails/?id=578082412 and it works with https://psteamcommunity.yuanyoumao.com/sharedfiles/filedetails/?id=1420955187 . But if not subscribed it is just unique building. 😁
