If some assets do not load for you then it may because there are some items that require DLCs that you do not have, or it could be related to your machine's memory (you may have too many assets).

You're telling me! Each of my District Styles took hours to compile.

It's quite a mess with all the tabs in the content manager when you want to add them buildings to a style. It should be 1 tab, not hundreds!

You may absolutely go into the Collection and pick and choose. Applying this Style would then only allow the assets you choose to spawn, so it would simply not spawn anything (or maybe vanilla) for any zones that you had no assets from the Collection for (i.e. residential, office or industrial)

Do i have to subscribe to the whole collection or can I just do the commercial buildings? I'm just aiming for a historical main street. Thanks in advance.

Then try as you suggest. I did not program the game; and if you paint a large area then; yes, it will prefer to spawn 4x4 assets. Also: you can use Force Level Up mod and experiment, too.

Maybe it's a matter of painting smaller commercial zones, (2x2, 3x4, etc), but when I broadly paint an area blue, all this gives me are Arbys that turn into Angus Steakhouse as they level up and a few Burger King's

Lol. You might be doing something wrong.

Try zoning different sizes, not just painting the whole area Green. If you do that the game will try to exclusively spawn 4x4 assets. There are a ton of commercial assets in this Style. See the collection page to review.
