Requirements and Recommendations:

You can find all used assets in the above collection (LINK) and subscribe to them with one click.
On the right, you'll only find the very essentials. No shrubs, no custom bridges, but enough for a playable and decent looking map.

I've used the Relight (Neutral) LUT and Daylight Classic for all screenshots.
I'd also recommend the 81 Tiles Mod.
Without the "Unhide all props/trees on level loading" or "Anarchy always on" options enabled with the Prop and Tree Anarchy Mod you might be missing a bit of detailing here and there.

From Network Extensions 2 I've used the National Road(s), 3-lane assymetrical- and the 2-lane highway. If you're having issues with the map, make sure these are enabled in the options for the mod.

Another beauty! In the theme editor, where do you able to make all these settings? maybe my copy needs to be updated, but I have grass,ruined, pavement, gravel, cliff, sand, oil and ore, but no place to change fertile (your 'field' I believe) and some of the others in your shown in the thumbnail.

is the Relight mod strictly needed for this to display as intended...? There can be so many variables when it comes to how things look on peoples PC's. You have it listed in your one click for all items needed for this map.

Sorry to hear that. I've just tested it and everything seems to work fine for me. The city is both growing and receiving traffic in the starting area.
