The way I estimated the capacity for these was 2 apartments per floor and per entrance, x5 floors, x2 entrances, x2 adults per apartment.
The main assumption is that this building type allows every apartment to have at least one window on both sides of it.

Have you any of the books by Zupagrafika (Eastern Blocks, Concrete Siberia etc)?
As you can imagine my knowledge of all that is very external and visual-based. My Russian isn't enought (yet) to get in to the actual history and wealth of knowledge behind the evolution of Soviet architecture, so basically whenever I find a building I like, I try to find as much visual material for it, and then mod it :) But how I find them is completely at random. Sometimes on instagram, other times by Russian youtubers etc.

But these ones from Apatity are definitely also labelled as series 93, so technically it wasn't wrong either. I just found the ones I suppose you refer to in Kotlas, on Nevsky Street. They're pretty nice as well, with balconies on both sides I see. I wasn't aware of that place at all. But from what I've seen while 'researching' the series 93, indeed many quite different buildings qualified for it, even Murmansk's "famous" 9-storey residentials.
Yes, as i said I have not the slightest idea of stuff like water or anything added in updates almost for a year now, haven't played the game really, I might play it when I feel I've modded the entire USSR :P
but yeah, for sure road access for such tiny modules would absolutely ruin the entire space around them, making blocks look ridiculous and covering all the space where usually the Soviets planted trees. So that's a vigorous no from me.
But just like heating, buildings from the late USSR were supposed to rely on a grid infrastructure built along with them, which is why I do not give them self-heating ability either. The way I think of such mods is that they're to be used not in the early stage of the game, but later on, to give a better sense of historical evolution and progress.
There are other buildings and mods better adapted when starting the game with self-produced resources.
As for roads connecting to houses, I would agree with < blank >, it's very ugly adding a road access to such buildings, and completely unnecessary, the footpaths are much better adapted for any sort of delivery, size-wise (they're already too large for pedestrian need).
That being said I haven't played the game in a very long time, so I have no idea about how the water update works. I had no idea for example that water needs to be delivered at homes (isn't there supposed to be some water grid/network distribution?). In case something crucial is missing from my scripting, let me know.
