You don't have to use the unique building template for RICO buildings. Especially since it is intended to be used as a residential building, not unique building anyway. Algernon (author of RICO mod) stated, that it is better to use a park template for all kinds of RICO buildings. Unique buildings are obviously made for single use, not multiple use. I would recommend the Japanse garden template. I have been using park templates for my assets without problems for a while :)
