Yes, that one is different from the LRT. I was planning on making that DMU but INKA doesn't seem to share any drawings or details of the train which makes it quite challenging to make one.

It's actually a DMU from INKA I don't know much details about it.

Not sure about that as it has long cars and high doors, not very suitable to be a tram. About the wheel gauge, it's 1:1 scale to the actual train, 1067mm gauge. You can try using Train Converter to convert the train into a tram.

also, does it make sense to make a tram version? since the wheel gauge on this LRT is smaller than the game's regular train tracks?
