I think you have to type in mat_specular 0 in the console if it's on. it causes stuff like that.
Keeping it on will add reflective surfaces but it can make some textures into that purple checker thing

I have a bunch of source games
I have TF2, L4D2, all HL2 Eps, hl2 deathmatch, portal, and a few others mounted, yet every window is a pink and black texture, as well as the skybox and certain portions of the office. Why?

That means that your missing a game had parts or it (the windows) used. You might have to send the creator a message about what games are required. In other words, it's a texture error.
