Story Achievements
Note concerning the achievements :
The achievements always pop up when you quit the game, once your progression have been saved. While the story related ones often requires you to complete the day, you just have to complete the specific tasks for the others. If Steam crashes while you are playing, the achievements are lost.

Arrival
Enter the property on Pineview Drive.
Day 1: Obtained after you passed the portal and entered the property.

There is no such number
Find the phone.
Day 7: Obtained after you followed the phone ring.

No signal
Turn off the TV
Day 9: Obtained after you shut down the TV.

Checkmate
Finish the evil game.
Day 12: Obtained after you played chess.

A light in the distance
Discover the glimmer of light.
Day 16: Obtained after you saw the sailing boat.

Mannequin
Don't let yourself be pursued.
Day 23: Obtained after you escaped the mannequins.

A holy melody
Find Linda's bedroom.
Day 25: Obtained after you unlocked Linda's bedroom.

Empty grave
Find the truth.
Day 29: Obtained after you entered into Linda's grave.

Salvation
Find the secret entrance.
Day 29: Obtained after you placed the photo on the altar.

Midnight
Get the machine to work.
Day 30: Obtained after your activated the levers with the right combination.
Miscellaneous Achievements
Childhood memories
Don't get misled by memories.
Day 6: From the hunting room, keep your calm facing the girl on the swing.

Bloodbath
Survive the bloodbath.
Day 10: During the bloodbath scene, keep your self-control. (hint)

A Murder of Crows - Don't be scared of birds.
Rdm: Sometimes, a crow can hit a window. Don't get disturbed.
Day 25: Before night, go to the hunting room and stay at the window next to the sofa.

Scarecrow
Don't let the scarecrow get you.
Day 21 to 29: Let the scarecrow find you, then escape with no fear.

Puppet
Find Linda's puppet.
Day 30: During the torture scene, follow the baby's cries.

Strange sounds
Don't get irritated by strange sounds.
Rdm: Sometimes, the grand piano (Base floor - 68) plays by itself. Ignore it.

Under observation
Don't let them watch you for too long.
Some statues look down. Look at one of them until its face changes.

Cuddly toy
Have no fear of four-legged friends.
Rdm: Sometimes, a cat appears when you open a door. Try not to be surprised.

Empty stare
Stare deeply into the void.
Observe with attention your room's mirror. (doesn't works during first days)

No circus performance
Don't get distracted by lifeless objects.
Rdm: When you meet the clown somewhere, don't be scared, and don't play with its horn.

Note concerning the locked room in the base floor (60):
This room has no key and can't be opened. Originally, there should have been an access to the basement inside the house, but finally developers cancelled it.

Great guide. If I may, I would like to point out something for clarification. In many countries, they refer to the main floor as floor #1, the second story as 2 and so on. The game narrator makes multiple references to keys etc. relating to specific floors by those numbers. Your map shows floor numbering where some countries refer to the 2nd story being the first floor and so on. Unfortunately, this doesn’t align with the game narration. Hope this helps clear up any confusion. Thanks for taking the time make this great guide!

Some things I didn't notice anyone mentioning. It seems like you can move/look around during scares, but you have to keep moving/looking around at the same direction/speed. I was having issues with Strange Sounds, because it would always play the sound as I was turning around in the piano room and I'd try to not move. Once I realized how the game interprets being scared (a change in movement/direction/speed), I just kept turning at the same speed and bingo. Same thing with Scarecrow. I went to a window in the hunting room, let me back face the window, waited until I'd hear the sound, slowly turn around and not change direction/speed until after the flash finished.

Just to confirm for other players, 'Strange sounds' is achieveable during Day 1. Wait till midnight and go to the piano room. I was doing only trips Hallway->Door->Candle (in the piano room)->Slow turn around->Back to hallway. The game is kinda strict about the movement, but I was able to do it on third try.

I was not able to get 'A Murder of Crows' on Day 25, but it is quite easily obtainable during the Day 1. Enter the mansion, move to the hallway behind the staircase, open the door to the second section of the hallway. Look outside the window next to the sculpture.

I believe that 'Strange sounds' can be obtained in the room at the end of the hallway during the same day.

It's just impossible to get "Cuddly Toy"... whatever I do my character keeps getting scared at the second encounter with the cat, I just give up.

How early is "too early" to get the mirror achievement? Because I tried it in the bedroom mirror at the very start of Day 15 and got the face to show up, but no achievement came up.

Cuddly Toy - day 15 go to the piano room after dark. Cat is behind the door. Open and stand still. Finish the day and you have it.

For those who are still confused about the cuddly toy achievement:
In day 8 wait until 10pm, go to the clown room (44 base floor) and collect
the key without getting scared by the cat, then go to the bathroom upstairs (44 1st floor),
grab the key and go to 24 3rd floor.
In day 9, wait until 10pm and go to 36 base floor, grab the key on the floor after the scene and
go to 44 2nd floor, the cat will be behind the door and you just have to not get scared by it.
Finish the day by going to 3rd floor's 4, then 16 and at last 0.
Quit/close the game and you should have the achievement.
