This part is the easiest. Simply interact with your family twice, the fence, and the van before going inside the house.

This is where most people get confused. Before interacting with the rental man, all you need to do is interact with the front door a couple of times then go talk to him. Afterwards, go through each room and interact with everything possible at least twice just to be sure. Don't forget the front door and all of the interactable windows!
