you can use gmad (its packed with gmod itself) to unpack .gma with the addon and then use BSPSRC (you can get it on github) to decompile the map itself so you can open it in Hammer Editor.

i never thought resricting anyone from using this map on any server so go on. if you want to modify it - you're free to do it, just mention me as original author.

Nevermind, I found the problem. I ran out of disk space, that was why the textures wouldn't load properly.

A lot of textures are missing even though all required textures are activated ingame. Especially the road.

you need to buy HL2 Ep1, HL2 Ep2 and CS:Source and mount their content in Garry's mod. i can't include textures from them in addon because they owned by Valve.
